More Common Mistakes When Buying A House

Meet Joe. He is your average everyday hardworking man. He just realized that he should finally get a home of his own. Joe consults his young wife, Shirley, and they agree. They agree to start looking for good deals on homes for sale in Charlotte, NC. Out of their excitement, they rush to a Charlotte realty office the following day. The broker, Ed, takes them on a tour of the city, to visit the various Charlotte houses he has on his listing. They check a few, and at that point, our couple was already raring to buy. Ed closes. Shirley says, "Joe, you are such a great man. I finally got my dream home." Everyone goes home happy. Ed rides off into the sunset.

But…

But just as it may appear to be like a happy Hollywood ending, the process of buying homes is not as simple as buying a loaf of bread in the supermarket. In all truthfulness, there are cases where buyers do enter into deals they cannot get out of. There are sad endings, even if you were simply out looking at homes for sale in Charlotte, NC.

So, how does one arm oneself with the right gear to avoid such unfortunate home-buying mishaps? What are the common errors in house-buying? These are the usual mistakes in purchasing a house:

The plan is to have no plan at all. Before setting out on anything, plan ahead. It is possible that whenever one gets excited, warning signs tend to be ignored. In looking for the dream home, you plan the size of the home, where you want it, how it should look like, and most importantly, the price points you are interested in. It is only after doing that that you rush to your realty agent.

I want it BIG the first time. Related to the first point I made above, it simply means one should curb one's excitement whenever they start viewing their prospect homes. In bad cases, they end up with too much space and too little to put in it. If you see something you like in a house, take note of it. Better yet, take a picture so you will have a reference when you start to narrow down your choices.

It looked like I could afford it. You are ready to buy. You found the dream home. You think you can sign the financing plan blindly. You say, "This is my dream." Bad mistake there. My piece of advice applies to almost anything that involves money: Review the plans presented to you. Make sure that all payment options can fit your cash flow. Check out ALL the FINE PRINT.

Whatever the agent can do, I can do better. Big mistake. Sure, you think the best way to do something is to do it yourself. In home-buying, however, unless you are a trained agent, do not attempt to do this by yourself. And if you do get an agent to help you with your home prospecting, make sure he is on your side not on the seller's.

Not inspecting the home before buying. Just because it looks good does not mean it IS good. Do check out the things that count in the home. Personally, I will take a professional to inspect my dream home. I am particular about electrical wiring and plumbing. If I can go up to the roof and check it, I might even do that, but that's me.

In essence, all it takes to buy a home is to do your homework. Paying due diligence will save you from an expensive headache in the future. That will always be true when you are out there looking at homes for sale in Charlotte, NC.
